European Cottage-style homes will be built on twenty three acres, ensconced with aerated ponds, trees, flowering shrubs and perennial gardens.

27 homes will be built in total with an average lot size of 1/3 acre.

The floor plans include first floor master suites with the option of extra bedroom suites upstairs or on the first floor.
The great room will overlook the rear yard and open to the furniture-style kitchen and dining areas.
Additional flex space can be utilized for an office or get-away room.
Distinctive architectural details and high ceilings will whet the appetite.
Outside patios or decks will have privacy and pictorial views of the green space.

Homes will range in size from 2600-3600 square feet on the first or first and second floors. Most lots are also suitable for walk-out or daylite lower levels.

The Cottages Homeowners Association will maintain the 11 acres of green space surrounding this Community, the islands and round-about, walking trails, plantings and pond maintenance.

Services for the individual homes will include lawn mowing and fertilization,  landscape maintenance, snow removal from driveway and walkway areas, irrigation and garbage pick-up.

The Homeowners Association bi-laws and deed restrictions have been filed with the Attorney General’s office.

The two cul-de-sac streets, Hawkstone Way and Tor Hill will be dedicated to the Town of Pittsford and maintained by the Town.

Utilities will include public water, Town of Pittsford sanitary and storm water sewers, natural gas and electric, telephone and cable.
